To all xtn people of Christe _______ this present writing endented shall come to see or here I Robert Ugnall of Coppull send gretyng in god and lasting chere I the said Robt aforetyme by my dede endented berying date ye second day of Auguste ye xjth yere of ye regne of kyng henry ye vijth of grete confidence & truste yt I have [?] in Richard Shereburne knight & Peres Worthington _________ enfeoffed ye said Ric and Peres in all my landez & tentez w[ithi]n the countie of Lancaster as in the said dede endented playnely appereth _________ me ye said Robert to appear [?] & declare my will _____ maid & forme ensuyng yt is to _______ yt the _______ of Ric and Peres shall stand & le feoffez in all ye ______ landez & tentez to ye of & behove of me the said Robt during all my lyve and after my decesse I will yt ye said Ric & Peres shall take up xl of lawfull mone of England of all my landez & tentez to dispose for ye helth of my soule if I so ______ at my last dede also I will yt the said Ric & Peres after my decesse shall stande & ________ feoffez in all my landez and tentez in the towne of Coppull ______ ________ & behove of Robt Ugnall Myles Ugnall & Hugh Ugnall evenly to be tripartited amongez theyme during ye time of theyre lyvez also I will yt ye said Ric & Peres during his lyfe and after the decessez of ye forsaid Myles Hugh and Margaret and of whome of theyme I will yt the said Ric & Peres shall stande & be feoffez in all & single my forsaid landez & tentez to the use & behove of ye forsaid Robt Ugnall & ye heres of his body lawfully begotten for ever. Also I will yt ye forsaid Robt Miles & Hugh & ________ of theyme _______ theyre xtn will & since next my lorde of derbie and his sonnes to ye forsaid Peres Worthyngton and his heres.
